India pips China as next best manufacturing hub

Recently Capgemini, the global consulting, technology and outsourcing services major, in its latest report has said that global manufacturers in their quest for newer places to carry out their operations, may find India as a favourite destination. The report even said that India can emerge as the 'number one outsourced manufacturing destination due to its competitive cost advantages over China'.

The report also rightly noted that India is now diversifying from its stronghold in the IT and BPO segment to the manufacturing segment, which is currently dominated by its neighbour, China.

If we base our assumptions on the findings of this report, I see an early stirring of a manufacturing-based economic growth in the country.

And why not? I agree that for decades, manufacturing in India has been plagued by draconian labour laws, bad infrastructure and extensive paperwork. But the authorities have, of late, been burning the midnight oil to do away with these bottlenecks and have considerably succeeded. And this is being noticed by global manufacturing giants.

Take for instance, India's Special Economic Zones (SEZs); these zones can spearhead its export-led industrialization providing tax holidays and other incentives. SEZs also will have more control over infrastructure like water and power and less regulation. They can create an appetite for worldwide giants to come to India.

India's emergence as a manufacturing hub has, and will continue as multinationals are looking for alternatives to China. A talent shortage is lifting wages in China, which has already led to Chinese goods becoming costlier and reducing its advantages over India.

Above that, the West is threatening to impose anti-dumping duties on several Chinese products which has become a matter of worry for multinationals with operations in China. This will be another strong factor that will keep multinational manufacturers interested in India. Without doubt China's low-cost tag is not without risks. India scores a point here!

Although critics are of the opinion that certain Southeast Asian nations, including Thailand, Vietnam and Cambodia, can attract global players, I strongly feel that India's advantage lies in the fact that it has a big domestic market of more than one billion people. This is where the other Southeast Asian countries lose out. Add to that the low Indian wages as compared to an average daily wages in Thailand or China.

I agree with the Capgemini report that India has to make significant investments for improving its infrastructure to cater to the increased demand of manufacturing and supply chain operations. Indeed the Indian government is eager to attract foreign manufacturing activities, but it will need to make significant investments to harvest this potential....there is no doubt about that.

Even the best reasoning and rationale will only tell us all that the next great manufacturing story can be that of India. Let's all work towards this!

However, Canadian cities, including Vancouver and Toronto, win out over India for future outsourcing strategies by American independent software vendors, particularly among those that use a mix of offshore, domestic, and near shore work.

Companies with Indian roots stand to gain from this trend since it functions on a flawless worldwide delivery model customized to customers' risk preferences. Such a global outsourcing model can have work distributed between Canadian and Indian operations - the design and project management in Canada, and second-tier jobs in India.

SHORT SALE RICHES

I have done many short sale in the past 15 years and have faced rejection from lenders and homeowners 20-30% of the time. Does rejection bother me? Not in the least and I love it, since It provides more information so that I can improve my negotiation skills As with any sales tactic, I am playing a numbers game and there is no game better than the short sale game which can make you wealthy beyond your dreams.

Most agents, investors or even lenders do not know how a short sale works or how to negotiate a short sale successfully There are no seminars, Gurus or get rich quick schemes in the short sale industry and do not let anyone fool you. Short sale transactions are learned with experience and there in no one way of doing it. Each short transaction is a separate animal on its own with separate investors and numbers. There are very few investors who truly know how to successfully negotiate a short sale. Most investors have the perception that all that is necessary is to submit an offer and wait for the bank to give you an answer. If all goes well the offer will be accepted but in many cases it's not that simple. That's why a strategic plan is necessary before you even begin a short sale. You must set up a plan to persuading the lender to agree with your offer.

There are 2 key steps that will ensure success when negotiating a short sale with lenders:

1st. Evaluate all the numbers that the owner give you, such as the total amount of the 1st, 2nd or even 3rd trust deeds and determine if you indeed have a short sale opportunity on your hands. Obviously, if the total balance of all liens is greater that the "as is market value" of the property than you may have a candidate. The next step would be to qualify the homeowner to determine if they are truly in financial hardship and most homeowners are, especially if they are behind on their payments.. Many rookie investors are under the misconception that every homeowner facing foreclosure is a good short sale candidate. Not all deals are good short sale opportunities. You must know the difference between a good and a bad deal.

2nd Don't take no for an answer. If the lender says no you must ask yourself why? Lenders do not make decisions based on emotion, unlike most homeowners, their only concern is to negotiate and get the highest price on their investment and trust me, they will say no to offers dozens of times. When the end approaches and the property is scheduled to sale at auction, they may very well say yes to your offer. I personally expect to get a no on my first offer and second counteroffer before we get down to the real serious numbers in purchasing any given property.

Here is an deal which I recently purchased that I would like to share with you, the property was located in Los Angeles:

I got a call from an owner in distress on one of my advertisements. This owner was behind 3 months and a notice of default had already been filed. He had a 1st loan amount of $585,000 and 2nd loan amount of $95,000 the property was worth $620,000 in it's as is condition. I immediately had him sign an "authorization to release" and contacted the 1st lender within 2 days and asked them to send a short sale package, which they did. Long story short, my initial offer for the 1st and 2nd combined since one lender held both was $480,000. They send out their broker for a BPO or "brokers price opinion" which came in at $600,000 they countered me $580,000 back and forth some more and the final purchase price was negotiated to $495,000. I sold the property within 30 days for $605,000 netting $580,000 after commissions and closing costs. Net profit from this one deal was $70,000. Not bad for 3 months work.

This would have never happened if I accepted no from the bank. I must have received a "no" several times from the loss mitigator but I knew that if I was persistent and aggressively polite they would reconsider. Remember, the next time you are putting together a short sale offer, be prepared and take control of the deal. Never take NO for an answer. Be proactive not reactive. Don't just submit offers without having a game plan. Do yourself a favor and take advantage of the opportunity to make lots of money in an industry where great deals are hard to come by.

Vendors focused on finite tasks rather than the health of the relationship will never understand your business challenges and won't fully adopt your interests as their own. If you're going to hire developers 10,000 miles away, you better make sure that they're in it for the long haul.

Transferring risks to the outsourced vendor is an attractive prospect, but the range services which can be thus provided is limited. Processes such as human resources, finance and administration are just too complex to be offered on this basis. The BPO market is expected to grow to $146 billion in 2008, although in a fragmented market of single bulk transactions, shared services and vertical processes and applications.

So what is the experience of this kind of contracting? Many companies experimenting with BPO report inflexibility of contracts, management problems and erratic performance. Certain tasks which are expensive to administrate at home are only tentatively being offered to outsourcers, because of doubts about the ability to cope with complex tasks and problems of control of the quality of the processes remotely.

The most likely candidates for offshore outsourcing are repetitive, transaction-intensive processes, although many businesses are unwilling to give up control of the processes because of strategic or security risks. Viable options here would be offshore insourcing or shared service centers. The fastest growing sector of the BPO market is set to be simple bulk transactions, predicted to expand to $58 billion in 2008. This segment includes the simplest tasks for vendors to master, such as credit card or stock trade processing.

Broad shared services will, at $57 billion, be the second most popular sector by 2008, meaning finance, administration and human resources. A smaller segment will be high-volume vertical processes, with a predicted volume of $6 billion by 2008.
